PocketLister is not a portal, not an agency, and not a marketplace. It is the quiet room between a serious owner and a serious buyer — where the introduction happens in writing, the fee is one percent, and nothing reaches anyone unless both sides have said yes.
What the platform is
PocketLister connects Costa del Sol homeowners with verified buyers privately. Every property on PocketLister is off-market: it is not listed on Idealista, not at any agency, not in any portal. Owners open a Quiet Profile; buyers file a Mandate; PocketLister brings the two together only when both sides fit.
The four moments
- The owner opens a Quiet Profile. Free. No commitment. A few minutes to fill — the property, the private asking range, photos, the must-haves the owner wants in any buyer.
- The buyer files a Mandate. Areas, type, budget range, must-haves, timeline. Stays private — no agency calls, no portal alerts.
- PocketLister matches. When a profile and a mandate fit, the buyer sees an anonymous brief in their dashboard. The owner sees the buyer summary. Nothing is shared yet.
- The buyer pays €99 to ask. The owner is notified. If the owner says yes, full contact, photos, and the Brief are unlocked. If any of the buyer's must-haves miss, the €99 refunds automatically.
Why a fee at all
PocketLister's all-in fee is one percent of the final sale price, paid by the seller on the day of completion. Nothing is owed until then.
The standard channel costs about 6% — five percent to the agent, one to the lawyer. PocketLister replaces both. Everything PocketLister does — the brief, the AI deal copilot, the reservation contract, the arras contract, the KYC packet, the lawyer hotline — is included.
The seller saves four-to-five percent. The buyer keeps the room that would have gone to commission. The introduction is private. Nothing is owed unless the deal completes.
What PocketLister is not
- Not an estate agency. PocketLister does not show homes, drive viewings, or negotiate on either party's behalf. The seller and the buyer remain the principals.
- Not a portal. Nothing is publicly listed. Nothing is indexed by Google.
- Not a notary. PocketLister drafts every Spanish property contract automatically, but escritura happens at the notary the buyer chooses.
- Not a guarantor. PocketLister verifies identity and intent, not net worth.
What stays private
The owner's identity, address, and photos are revealed only after the buyer pays €99 and the owner approves. The buyer's contact reaches the owner only at the same moment. PocketLister is the only party that sees both sides at every step.
